Willmott Dixon were asked to take over the development of Heathfield Academy – a client and a community had been badly let down.  The site was partly demolished, and the school was in temporary accommodation.  The project came with many challenges not least a ‘must open’ date with just 49 weeks to complete. The three-floor reinforced concrete framed building came with substantial site constraints. Situated in the centre of Croydon on a main road, sandwiched between a church and other commercial properties meant access was difficult and logistics to the building required strategic planning and management.

The client’s budget was under pressure and this was shared with the supply chain early on in the process engage support in overcoming many of the technical challenges. The team shared knowledge on ‘what had worked well elsewhere’ and looked for new products and efficiencies to conserve funds and make programme gains. 

The project stands out for many reasons but none more than the culture - the project produced a truly collaborative programme.  Listening to everyone when producing the programme was important and making sure everyone knew there was no hidden agenda, smoke screens and margin to slip on dates reinforced a culture to get it ‘right first time”.
