Community Base are a charity who own a 1960's concrete frame office building in Brighton. They let office space to 35 local charities at a discounted rent which allows these organisations to continue to operate at a low commercial rent. The concrete façade was deteriorating with the reinforcing bars corroding in the aggressive coastal environment causing the concrete to spall. With limited financial resources it was necessary to find a long-term solution that was both cost effective and allowed the building to continue to operate.

BBM Sustainable Design designed an insulation and single skin aluminium cladding system including replacement windows. To maximise value for money and ensure the scheme was affordable the unusual decision was taken to tender the works direct to cladding sub-contractors rather than through a main contractor. The project has not only extended the lifespan of the building but has also improved the internal environment thermally and acoustically which has reduced energy bills while remaining within budget.
