Building Project of the Year +£10m SECBE Awards 2020 finalist - One Molyneux, London (submitted by CField Construction)

CField Construction worked on the challenging design and build of 32 bespoke high-end residential units in a conservation area in Marylebone, Central London. It is nestled on the corner of a street between two grade 2 listed rows of buildings, which date back to 1860. This was a constrained site, built to the footpath on all sides, with no road closures.

From the outset it became clear that a key factor in the client's final decision on contractor appointment would relate to the basement construction and delivery. CField senior management put together an experienced delivery team with this in mind that have a proven track record of delivering basement projects both in London and Ireland to forward to the client. They were able to demonstrate that the proposed team had the skills and knowledge in areas such as civil engineering, piling, temporary works, dewatering, drainage and concrete construction to carry this project through to completion.

The experienced CField Project Team collaborated with their specialist subcontractors, design team and BIM team to develop the most effective solution and sequence for constructing this basement on such a tight site located in the heart of London, with excavation works to 13.5 metres below street level.

Excellent supervision of trades to achieve high-end finishes has resulted in a top-quality product delivered to the client within revised budget and programme.

CField Construction, on the One Molyneux project, exceeded many industry standards resulting in an innovative, safe and well-delivered project. The many unique challenges faced on this project were evaluated, considered and mitigated. Examples on this project include the creation of innovative triple basement and crane solutions while working on a constrained site in a conservation area, structural support of adjoining listed buildings, zero road closures and minimal disruption to neighbours. 

The delivery of the project ensured the development achieved an excellent energy performance for the building and had a sustainable responsibility for the future. This was achieved with a brown roof installation on the main roof along with solar panels. This enabled them to achieve a B rating on energy performance for each apartment. This exceeds the UK average rating of D.

They have demonstrated that their collaborative approach to solving problems works best and delivers the most effective results for clients and stakeholders. They utilised their strengths, placing the best individuals in the correct roles and allowing them the freedom to create, collaborate and construct a building that showcases their ability. They are consistently challenging themselves to improve and view the successes of this project as learnings to take forward to their next project and client team.
