Modus Construction Consultants is an independent Quantity Surveying practice based in Boughton-under-Blean, Kent. They specialise in providing six key services to the construction industry - Quantity Surveying, Contract Administration, Employer’s Agent services, Project Coordination, Monitoring Surveying & Contractors Bills of Quantities. Their services are delivered to a varying client base, working for clients in both the private and public sector. They work across a multitude of sectors including Education, Recreation/Leisure, Residential, Commercial and Healthcare throughout the South East.

It is their mission to continuously deliver an outstanding service and sound commercial advice to clients by a well-trained and motivated team of professionals.

Since its inception in 2013, Modus has grown both in staffing levels and turnover. Originally founded by Martin Munday, operating from a home office in Ashford, the business now operates from an office in-between Faversham and Canterbury and is supported by 11 full-time members of staff consisting of two Directors, one Senior Surveyor, one Surveyor, three Assistant Surveyors, two Trainee Surveyors, an Office Administrator and a Marketing & Bid Co-ordinator.

In recent years they have seen their business grow considerably. In line with business growth, they have seen a stable increase in turnover and their profit as a percentage of turnover is consistent. The increase in workload and turnover is a direct result of securing more work as their reputation and profile in the market has grown.

Despite facing a worldwide pandemic over the last year, Modus was in a fortunate enough position to hire 3 new employees. These included an Assistant Surveyor, a Trainee Surveyor and a Marketing & Bid Co-ordinator. Unlike many industries, the construction sector was able to remain open, meaning they have been able to continue their growth strategy despite unprecedented circumstances. No staff were furloughed and their turnover is due to increase by 16% for 20/21.

The last couple of years has seen them be successful on several large-scale tenders, including the NHS Shared Business Services Framework, Medway Council Framework and London Borough of Kensington & Chelsea Framework.

They have also recently been selected as Contract Administrator and Quantity Surveyor on two hospital A&E extensions and refurbishment projects at the William Harvey Hospital in Ashford and the QEQM in Margate, as well as an ITU extension at the WHH which will cater for COVID-19 admissions.

As a business, they are proud of what they have achieved and the service they provide their clients, investing in their staff, securing repeat business and working towards their goal of being the regions number one quantity surveyor. They are clear in where they see the business going within the next 5 years and know they have a dedicated and motivated team to help them get there.

Key facts:

  • They are a small company grown organically by 2 passionate directors to a team of 11, the majority of which joined through their apprenticeship scheme. Their investment into staff and their development are reflected in their work and exceptional service to clients.
  • Success on notable tenders and awards including winning Construction Project of the Year at the KEiBA 2019 Awards, Best Construction Business at the 2019 Canterbury Business Awards and shortlisted for RICS Awards 2019 South East in the Community Benefit category. Successful Tenders include the NHS Shared Business Services Framework, Medway Council Framework and London Borough of Kensington & Chelsea Framework.
  • Their adaptation and successes during a world pandemic – including a predicted 16% increase in turnover for 20/21 and no furloughed staff. Although unfamiliar territory, they experienced a smooth transition to homeworking for all staff, including Trainee Surveyors, as well as employing three new members of staff during 2020 including a Marketing & Bid Co-ordinator, an Assistant Surveyor and an Apprentice Surveyor.
